Air conditioners don’t just cool your home.
They also remove moisture from the air.
That moisture condenses on the cooling coil and typically drains safely through the HVAC condensate system. During humid weather in Northwest Indiana, an air-conditioning system may remove a substantial amount of moisture.
What happens when that water doesn’t drain properly?
A condensate line can become restricted by biological buildup, debris, or other factors. Drain pans can develop issues. Pumps used in some installations can fail.
Depending on the HVAC system’s design and location, the result may range from the system shutting down to water appearing where it shouldn’t. That’s why moisture around HVAC equipment deserves attention.
During a Home Watch visit, visible water around an air handler or furnace, unexpectedly full drain pans, unusual thermostat conditions, or any other deviation from the home’s normal condition may indicate the need for further evaluation.
We’re not HVAC technicians, and a Home Watch visit isn’t an HVAC service call. Our role is different.
We notice. We document. We report.
That distinction matters most when the homeowner is hundreds of miles away.
A small amount of water found during a scheduled visit can be reported promptly. If left unnoticed for an extended period, moisture can damage flooring, ceilings, drywall, or surrounding materials, depending on where the equipment is located.
Preventive HVAC service remains the homeowner’s first line of defense. Regular Home Watch observations provide an additional layer of awareness when the home is unoccupied.
Homeowner Tip
Know where your HVAC condensate drains and become familiar with how the area normally looks. Before an extended absence, consider having a qualified contractor perform seasonal HVAC maintenance.
Home Watch Connection
We can include HVAC and thermostat observations in a client-specific Home Watch checklist. We document and report observable irregularities, such as unexpected moisture.
Regular Observation Matters.
When your home is unoccupied, small changes can go unnoticed. Hoosier Home Watch Service provides scheduled home observations, documents what we see, and promptly reports irregular conditions so you can make informed decisions about the appropriate response.
Peace of Mind while you’re away.
