Home Watch Pricing in Northwest Indiana

Professional Home Watch Services Starting at $60 Per Visit

Professional Home Watch services help homeowners protect unoccupied residences through regularly scheduled observations that identify visible conditions that may need attention.

At Hoosier Home Watch Service (HHWS), professional Home Watch observations start at $60 per visit, with pricing based on the property's characteristics, the number of Water Zones, and specific observation requirements.

Serving St. John, Crown Point, Valparaiso, and surrounding Northwest Indiana communities, HHWS provides professional Home Watch services with digital, time-stamped, GPS-verified reports and photographs.

How Is Home Watch Pricing Determined?

Home Watch pricing varies by provider. Some companies offer monthly service packages, while others charge per visit.

At HHWS, we believe pricing should reflect the services actually performed and the characteristics of the property under observation.

Our pricing approach considers:

  • The size and configuration of the residence.
  • The number of Water Zones requiring observation.
  • The frequency of scheduled visits.
  • Property-specific systems and observation requirements.
  • Any additional services requested by the homeowner.

Our standard Home Watch services are available on a weekly or biweekly schedule.

What Is a Water Zone?

A Water Zone is an individual area of a vacant or unoccupied property where water is present, flows, drains, or has the potential to intrude.

Water Zones are important because water-related problems can develop unnoticed in an unoccupied residence, potentially causing significant property damage.

Examples of Water Zones include:

  • Kitchens and kitchenettes.
  • Bathrooms and powder rooms.
  • Laundry rooms.
  • Mechanical and utility rooms.
  • Basements.
  • Areas containing water heaters or other plumbing equipment.
  • Other areas susceptible to water intrusion.

A residence may have several Water Zones, each presenting different conditions that warrant observation.

How Does HHWS Use Water Zones to Establish Pricing?

HHWS incorporates a Water Zone approach into its pricing methodology.

Our standard starting rate of $60 per visit includes up to five Water Zones.

Properties with additional Water Zones may require more observation time and may be subject to additional charges.

This approach helps us set pricing that reflects each property's characteristics rather than relying solely on square footage or a flat monthly rate.

Why Doesn't HHWS Offer Monthly Home Watch Visits?

At Hoosier Home Watch Service, we believe that visiting an unoccupied residence only once a month leaves too long a gap between visits.

A great deal can happen in 30 days.

A small plumbing leak, HVAC malfunction, sump pump failure, water intrusion, or storm-related issue could go unnoticed for weeks, potentially causing extensive property damage.

That's why HHWS offers weekly and biweekly Home Watch observations rather than monthly-only visits.

Regular observations provide more opportunities to spot visible conditions that may need attention before they become more serious problems.

Although no observation schedule can prevent every problem, we believe that weekly or biweekly visits provide an appropriate level of oversight for an unoccupied residence.

Our philosophy is simple: Too much can go wrong when too much time passes between visits.

What Is Included in a Professional Home Watch Visit?

A typical HHWS visit includes scheduled observations of accessible interior and exterior areas, with attention to:

  • Visible evidence of water intrusion or plumbing leaks.
  • HVAC operation and thermostat settings.
  • Sump pump systems, where installed.
  • Visible conditions around windows, doors, ceilings, and walls.
  • Exterior conditions, including potential storm-related concerns.
  • Other property-specific items identified in the service agreement.

After each visit, the homeowner receives a digital report with time-stamped, GPS-verified documentation and photographs.

Home Watch is a visual observation and reporting service. It is not a home inspection, security, or property management service, nor is it a guarantee against property damage.

How Are Home Watch Services Billed?

HHWS uses an advance-payment system for scheduled Home Watch visits.

New clients typically prepay for six scheduled Home Watch visits.

After the fourth prepaid visit, HHWS invoices the homeowner for an additional six visits. This replenishment process helps ensure uninterrupted service throughout the agreed service period.

This arrangement provides a straightforward way to manage scheduled visits without requiring homeowners to make separate payments after each observation.

Concierge services are billed separately as services are rendered, and payment is due upon receipt of the invoice.

How Much Should I Expect to Pay for Home Watch?

For homeowners in Northwest Indiana, HHWS offers professional Home Watch services starting at $60 per scheduled visit.

The final rate depends on the residence, the number of Water Zones, and any additional observation requirements.

Because no two homes are exactly alike, HHWS evaluates each property before determining its final service rate.
