A Small Leak Under the Sink Can Become a Big Problem

A slow drip under a kitchen or bathroom sink may not seem particularly urgent when you’re home. You open the cabinet, notice a little moisture, tighten something or call a plumber. But what happens when no one opens that cabinet for three weeks?

That’s one of the differences between an occupied home and an unoccupied one.

During Home Watch visits, areas around plumbing fixtures deserve particular attention because small leaks don’t necessarily announce themselves. A loose connection, aging supply line, deteriorating shutoff valve, or slow drain leak may release only a small amount of water at first.

Given enough time, however, even a minor leak can damage the cabinet floor, surrounding woodwork, flooring, drywall, or other materials.

And sometimes the first indication isn’t water at all. It may be staining, swelling of cabinet materials, corrosion around a fitting, an unusual odor, or another visible change that wasn’t present during an earlier visit.

This illustrates an important principle of professional Home Watch: We’re not simply looking for catastrophes. We’re looking for changes.

Regularly scheduled visits provide an opportunity to compare the condition of a home from one visit to the next. If something appears different, it can be documented and reported to the homeowner.

Hoosier Home Watch Service does not diagnose plumbing problems or perform plumbing repairs as part of a Home Watch visit. When we observe something that warrants attention, our job is to document what we see, notify the homeowner, and help facilitate the appropriate response if requested.
